The 21-year-old centre-half will be entering his third season at the UTS Stadium after becoming a regular for the club in recent times, making 23 league appearances last campaign.
Swailes picked up multiple Man of the Match accolades over the course of last season and asserted himself as a key player in the heart of defence.
Discussing the news, manager Jon McDonald said: "Jude is still a young player, he has huge potential, and a big future in front of him.
"He has developed massively in the last 12 months in terms of transitioning into senior football. We are pleased he has committed to the club for a further year and we look forward to watching his continued development at Dunston."
Swailes joins Jon Shaw, Phil Turnbull, Terry Galbraith, Richard Coulson and Craig Baxter in committing to the club ahead of the 2023/24 season.
